Legal document
for an occasional lease
in Krakow
Looking for a fallback address for an occasional lease agreement in Krakow? We provide a legal document with the property owner's notarially certified signature — ready within 24 hours, accepted by every notary in Lesser Poland and throughout Poland.
What is an occasional
lease for?
An occasional lease is a special form of residential tenancy, providing the owner with real legal protection. It is based on Art. 19a of the Act of 21 June 2001 on the protection of tenants' rights.
Unlike a standard lease, the tenant already indicates a fallback address at the point of signing — a property they will move to in the event of eviction. The owner of that property gives written consent, and their signature is notarially certified.
Krakow is one of Poland's largest academic cities — tens of thousands of students look for accommodation here every year, and landlords near AGH, Jagiellonian University or the University of Technology are increasingly requiring an occasional lease.
Legal basis
Art. 19a of the Act of 21 June 2001 on the protection of tenants' rights (Art. 19a–19e)
Fallback address
The tenant indicates a property they can move to in the event of eviction — the owner of that property gives written consent with a notarially certified signature
Landlord protection

Notarial certification
The tenant's statement of voluntary submission to enforcement and the fallback address owner's consent require notarial certification — this is exactly the document we provide

Frequently asked questions about occasional leases in Krakow
We send the scan of the fallback address statement by email within 24 hours of placing the order. Orders placed before 11:00 AM are usually fulfilled the same day — because we visit the notary around noon every day. Orders placed in the afternoon — the following morning.
In practice, even on the Krakow rental market, where apartments near AGH, Jagiellonian University and Kazimierz disappear quickly — you will receive the document before the notary appointment with no risk of losing the apartment.
We deliver documents in two forms. The scan with the notarially certified signature goes to your email — you can show it to the notary in Krakow the same day. The physical original is sent via InPost courier to the parcel locker you select when placing the order.
In practice, you can collect the original at any parcel locker in Krakow — at the Main Railway Station, in Krowodrza, Podgórze or the city centre — without an office visit and without going anywhere separately.
No — our fallback property is located in Kalisz. The Tenant Rights Protection Act (Art. 19a) does not require the fallback address to be in the same city as the rented apartment. What matters is that the owner of the fallback property gives written consent with a notarially certified signature — and that is exactly what we provide.
In practice, the Krakow notary accepts our document without reservation — a fallback address in Kalisz is fully compliant with the regulations and verifiable in the land register at ekw.ms.gov.pl. In over 5 years and 3,600+ orders, not a single document of ours has been rejected by any notary office in Poland.
Yes — if the landlord requires the fallback address statement to be prepared on their own document template, we can do that. Simply send us the template by email together with the first and last name of the person placing the order — so we can link it to your form submitted on the website.
In practice, you do not need to give up our service just because the landlord has their own template. We prepare the statement on the provided template, fill in the tenant and fallback property details, and our property owner signs it at a notary — giving you a complete, ready document with a notarially certified signature accepted by every notary in Poland.
